Anyone needing a well maintained flexible use building at a small fraction of new construction should take a look at this property located at 405 Main in Otis, KS.
Built in 1974 this metal building was constructed for use as a John Deere dealership. This building has a front area setup for display along with four sales offices in addition to a business office. All of this area has paneled or painted walls throughout, with an 8 foot drop ceiling. The parts bins in the parts department, have been sold which opens this area up from floor to roof. Much of the exterior is concrete which provides for a clean entry for the equipment into the shop area. The concrete is in excellent condition and also provides good drainage of water away from the building.
Located to the southeast of the main building is a 60 x 125 metal warehouse with two large overhead doors in one end and two large sliding doors on the other end. This warehouse is designed for raw storage and can also be accessed by a 6 foot wide walk-in door. This building is lighted but not heated or cooled. In the general area of the warehouse is a loading dock used to load and unload heavy equipment.
The uses for this property are unlimited as it could continue as an implement dealership. It would work well for light manufacturing. Also a trucking company could utilize the main building for truck repair as well as providing office space for administrative offices. There is plenty of space for future growth or the storage of inventory with the 13.5 acres that these two buildings set on.
